Why not
Just print a shrink-wrap EULA on the dead-tree book, prohibiting resale, limiting it to one reader, and requiring that the book be destroyed after five months?

The publisher would save a bundle by using cheap pulp instead of the high-quality paper that most textbooks use, along with paper covers instead of hardbound etc.
